Elements Conditional Message in Order Review

Hi there,
I’m hoping you can help me out!?
I’m trying to put a custom message which shows up on the checkout ONLY in one situation.
When there is only one shipping option available; called ‘Free Pickup (Burlington Ontario)’ (which is a Local pickup shipping method).
There’s a situation where the customer could choose a locally available only product from my shop and ask for it to be shipped….this is where I don’t want them to give them a message that says something like, “If you want your order shipped, please remove the non-shippable items from your cart”
Is this possible!? I’m guessing this involves Elements Conditional Message in Order Review…but just guessing!?
